Hope Coven Sud is at least graded energy C or you can sell it before Bojo makes it worth less.

Scoakat - thank you (but actually it has been much worse than before the last 3 weeks). End of 2023 is my target date for everything being completed. Anything earlier than that is a bonus. There's Phase 2b once Coven Sud is sold and we are solvent again...
AQ - yes, it's B as it has a 7.5kW solar array on the roof (with UPS and battery storage - so basically provides free electricity year round, which, in the current climate is likely to be a huge selling point). Before then, like most houses nearing 100 years old it was a D, despite being extremely well insulated, and having 100% low energy everything. That is due to the way the EPC system works (it's facts fed into a computer, and the algorithm doesn't reflect reality or any non-standard houses). It is very hard for anything other than a new house to be anything above D, and it is worrying that some new houses still are only C due to cost-cutting by greedy developers.

Yes my old house didn't get the roof insulation taken into account as he couldn't see all of it behind the boarding.
